Some Meadow Pointe II villages are represented by a homeowner’s association (HOA). The HOAs are responsible for the enforcement of the covenants and deed restrictions, as governed by the adopted by-laws or Florida law. The services provided are:

Villages without HOAs
The Meadow Pointe II CDD, by a special act of the Florida Legislature, has limited authority to act on deed restrictions and architectural review for those villages not represented by an HOA.
Meadow Pointe II is comprised of several Villages, all of which are Deed Restricted. 7 of these Villages, Morningside, Deer Run, Manor Isle, Glenham, Wrencrest, Iverson, and Colehaven, do not have an HOA in place to monitor and/or enforce these restrictions. In 2004, House Bill 827 was enacted by the Legislature of the State of Florida, empowering the CDD to enforce Deed Restrictions in those 7 Villages. Annually, the CDD applies a special assessment to homeowners in those Villages to cover the administrative costs of enforcement.
In an effort to modernize, monitor and enforce these restrictions more consistently, the CDD has launched an effort to interpret and more clearly define these restrictions to avoid confusion and misunderstandings between the CDD and residents. These definitions will be published on our website as they are drafted, reviewed and approved by the Board. Our goal is to provide a better value to our homeowners for the annual assessment and maintain a beautiful, safe, and happy Community for all of our residents.
